About the author.

John W. Creswell, PhD, is a Professor of Family Medicine and Senior Research Scientist of

the Michigan Mixed Methods Program. He has authored numerous articles and 34 books on

mixed methods research, qualitative research, and research design. While at the University of

Nebraska–Lincoln, he held the Clifton Endowed Professor Chair, served as Director of the

Mixed Methods Research Office, co-founded SAGE’s Journal of Mixed Methods Research , and

was an Adjunct Professor of Family Medicine at the University of Michigan and a consultant to

the Veterans Administration Health Services Research Center in Ann Arbor, Michigan. He was

a Senior Fulbright Scholar to South Africa in 2008 and to Thailand in 2012. In 2011, he co-led

a National Institutes of Health working group on the “best practices of mixed methods research

in the health sciences,” served as a Visiting Professor at Harvard’s School of Public Health and

received an honorary doctorate from the University of Pretoria, South Africa. In 2014, he was

the founding President of the Mixed Methods International Research Association. In 2015, he

joined the staff of Family Medicine at the University of Michigan to Co-Direct the Michigan

Mixed Methods Program. In 2017, he coauthored the American Psychological Association

“standards” on qualitative and mixed methods research. The fourth edition of this book on

Qualitative Inquiry & Research Design won the 2018 McGuffey Longevity Award from the U.S.

Textbook & Academic Authors Association. During the COVID-19 pandemic, he gave virtual

keynote presentations to many countries from his office in Osaka, Japan. Updates on his work

For a research to be carried out successfully, it requires suitable research design. This is a plan adopted by a researcher before data collection commences so as to achieve the research objective in a valid way. The essence of research design is to translate a research problem into data for analysis so as to provide relevant answers to research questions at a minimum cost. This paper investigates what research design is, the different kinds of research design and how a researcher can choose the appropriate research design for his/her study. Research designs are plans and the procedures for research that span the decisions from broad assumptions to detailed methods of data collection and analysis. This plan involves several decisions, and they need not be taken in the order in which they make sense to me and the order of their presentation here. The overall decision involves which design should be used to study a topic. Informing this decision should be the worldview assumptions the researcher brings to the study; procedures of inquiry (called strategies); and specific methods of data collection, analysis, and interpretation. The selection of a research design is also based on the nature of the research problem or issue being addressed, the researchers’ personal experiences, and the audiences for the study.

The Unique Burial of a Child of Early Scythian Time at the Cemetery of Saryg-Bulun (Tuva)

In 1988, the Tuvan Archaeological Expedition (led by M. E. Kilunovskaya and V. A. Semenov) discovered a unique burial of the early Iron Age at Saryg-Bulun in Central Tuva. There are two burial mounds of the Aldy-Bel culture dated by 7th century BC. Within the barrows, which adjoined one another, forming a figure-of-eight, there were discovered 7 burials, from which a representative collection of artifacts was recovered. Burial 5 was the most unique, it was found in a coffin made of a larch trunk, with a tightly closed lid. Due to the preservative properties of larch and lack of air access, the coffin contained a well-preserved mummy of a child with an accompanying set of grave goods. The interred individual retained the skin on his face and had a leather headdress painted with red pigment and a coat, sewn from jerboa fur. The coat was belted with a leather belt with bronze ornaments and buckles. Besides that, a leather quiver with arrows with the shafts decorated with painted ornaments, fully preserved battle pick and a bow were buried in the coffin. Unexpectedly, the full-genomic analysis, showed that the individual was female. This fact opens a new aspect in the study of the social history of the Scythian society and perhaps brings us back to the myth of the Amazons, discussed by Herodotus. Of course, this discovery is unique in its preservation for the Scythian culture of Tuva and requires careful study and conservation.

Apartments Could Be the Next Real Estate Business to Struggle

Owners of some rental buildings are starting to struggle because of rising interest rates and waning demand in some once booming Sun Belt cities.

It might seem like a great time to own apartment buildings.

For many landlords, it is. Rents have soared in recent years because of housing shortages across much of the country and a bout of severe inflation.

But a growing number of rental properties, especially in the South and the Southwest, are in financial distress. Only some have stopped making payments on their mortgages, but analysts worry that as many as 20 percent of all loans on apartment properties could be at risk of default.

Although rents surged during the pandemic, the rise has stalled in recent months. In many parts of the country, rents are starting to fall. Interest rates, ratcheted higher by the Federal Reserve to combat inflation, have made mortgages much more expensive for building owners. And while homes remain scarce in many places, developers may have built too many higher-end apartments in cities that are no longer attracting as many renters as they were in 2021 and 2022, like Houston and Tampa, Fla.

These problems haven’t yet turned into a crisis, because most owners of apartment buildings, known in the real estate industry as multifamily properties, haven’t fallen behind on loan payments.

Only 1.7 percent of multifamily loans are at least 30 days delinquent, compared with roughly 7 percent of office loans and around 6 percent of hotel and retail loans, according to the Commercial Real Estate Finance Council, an industry association whose members include lenders and investors.

But many industry groups, rating agencies and research firms are worried that many more apartment loans could become distressed. Multifamily loans make up a majority of loans newly added to watch lists compiled by industry experts.
