What Is The Tiny House Movement?

What are tiny houses? What is the tiny house movement? Why do people choose tiny homes and what does tiny living mean?

Simply put, the trend toward tiny houses has become a social movement. People are choosing to downsize the space they live in, simplify, and live with less. People are embracing the tiny life philosophy and the freedom that accompanies the tiny house lifestyle. The tiny house movement is about more than simply living in a small space (although, a small house is certainly part of it).

How Big is the Average Tiny House?

What is a tiny house? How big (or small, rather) is a tiny house anyway? Well, the typical American home is around 2,600 square feet, whereas the typical small or tiny house definition is a home with square footage is between 100 and 400 square feet. While of course there aren’t any rules to joining the tiny house movement, when people refer to “the tiny life,” their tiny house generally falls under the 400 square foot level.

Tiny homes may be rented or owned. You may choose a mini home on wheels or your small home may set on a foundation. Most tiny houses are independent structures —some are parked on land with other buildings or a larger home. Other tiny houses are parked on their own lot. Some tiny houses are designed and built by the owner themselves, while others are purchased, adapted from trailers, or built from a tiny house kit. Tiny houses come in all shapes, sizes, and forms, but they all enable simpler living in a smaller, more efficient space.

Why Join the Tiny House Movement?

To those who haven’t tried tiny house living, it may seem daunting. Why would someone choose to live in a small space? But “bigger is better,” right?

It turns out there are many merits to the tiny home movement and the tiny life philosophy. Of course, people may join the movement for any number of reasons, but the most popular reasons include environmental concerns, financial concerns, and the desire for more time and freedom.

The tiny life provides huge financial advantages and the ability to live a lifestyle filled with adventure. For most Americans,  1/3 to 1/2 of their income  is dedicated to the roof over their heads! That means many people will spend a lot of time figuring out how to afford their homes. Buying a house often translates to at least 15 years of working over your lifetime to pay for it. Because of the high cost of owning a “typical-sized” home, as well as the associated expenses (and culture of “buy now, pay later”),  76% of Americans are living paycheck to paycheck .

We work hard to afford bigger houses than we need. We continue to work, so we can fill our houses with more stuff…items we may not need but buy anyway. Many Americans are overwhelmed by their packed schedules and obligations. They’re tired of running in the rat race.

In my own journey, I started out in an apartment that cost me $1000 per month once you added in utilities, insurance, etc.  Once I moved into my tiny house, my bills virtually disappeared, it now costs me $15 (yes you read that right, fifteen dollars!) per month.  The cost of building my own tiny house was recouped in under 2 years’ time, allowing me to bank a lot of savings.  Even if you’re not ready to take the plunge, there are lessons to learn and apply to escape the cycle of debt in which almost 70% of Americans  are trapped.

The cost of buying an average-sized house over 30 years can be much higher than you think. The initial cost of a $290,000 home includes the purchase price, of course, but also includes the interest, taxes, insurance, maintenance, repairs and improvements. All of this can add up to a total cost of over a million dollars during the lifetime of your home.  This is the “true cost” of a home.

The Cost of Buying A House

Why is the tiny home trend becoming so popular? Because the average cost of a tiny home is much lower than that of an average house. Once you’ve purchased your tiny home (current tiny house market trends show tiny houses cost between $10,000 and $40,000), the cost of upkeep is relatively low. Depending on where you park your tiny house, you may need to pay for land rental and insurance, but in the long run, the savings on a tiny house is huge.

The Small Living Movement and The Joy of Living with Less

As you see, it’s no wonder many people are overwhelmed by the cost of their homes.

The tiny life is a growing movement, for sure! With international attention on CNN, AP, Guardian, Huffington Post, NBC, Oprah, PBS, and so many more (find links at the end of this page), the tiny house movement has helped people learn about another way to live their lives. Every month thousands and thousands of readers come to my site hoping to learn how they too, can simplify, downsize, and learn how to live with less . I know many other tiny house owners who blog about their experience, and they report the same trend toward the small living movement.

My website focuses on tiny house living or living The Tiny Life . It’s where I like to share my journey. Since I began, I’ve been able to experience many adventures, travel to new places, and enjoy my freedom.

Tiny houses are the focal point in a broader system to address issues, concerns, and problems of the current day. They offer a path to a smaller environmental footprint, greater financial freedom, and ultimately a self-sufficient life. The tiny home movement enables you to live a life on your own terms.

So if you wonder who buys tiny houses? Anyone who is concerned about life simplification, environmental consciousness, self-sufficiency and sound fiscal plans. The tiny life allows for you to have more time and freedom to enjoy life adventures.

What Tiny House Living Looks Like

Because the tiny life is lived on your own terms, it looks a little different for everyone. There are definitely commonalities amongst tiny house owners, though. There are also impressive savings many members of the tiny house movement experience. Here’s a great infographic to illustrate all the important tiny house statistics and tiny living by the numbers. Some of the tiny house info above may surprise you. 68% of tiny home owners have no mortgage (compared to 29.3% of all U.S. homeowners). It’s no surprise then, that more tiny home owners (78%) own their own home—plus, 55% of tiny home owners have more savings than the average American. 32% of tiny home owners have more than $10,000 tucked away for retirement.

A tiny home is easier to maintain because the average tiny home size is significantly smaller. Imagine the time you’ll save keeping up with the average tiny home square footage (just 186 square feet). The average “regular-sized” home in the U.S. is over 11 times larger! That’s much more time spent on upkeep.

Who buys tiny houses? More women than men (55% compared to 45%). Tiny house people are twice as likely to hold a Master’s degree and are on par with the average college graduation rates. 2 out of 5 tiny house owners are over 50. The average income is $42,038, which means that on average, tiny house owners are earning $478 more annually.

There’s no better advocate for the tiny life movement than those who are living the tiny life themselves.

Most of them want to downsize the home and there is movement is going for tiny houses and Residents let Insider into their tiny homes to show what tiny house living is really like. Some of it isn’t so glamorous.

Anything that leads people away from being consumers is a great thing. I could totally want to live in a tiny house!

6 Tips for Designing and Building a Tiny House

Tiny houses have become popular in recent years as housing prices continue to soar. Whether as an off-the-grid retreat or a way to live more simply and economically, tiny homes offer a more flexible way to live. They are even being used by charity organizations such as the Tiny Homes Foundation in Australia as a way to tackle the issue of homelessness in cities and the need for social housing . As the popularity and need for tiny homes become ever more prevalent, knowing the necessary skills to design a tiny house for yourself or a client is a useful skill to have.

Below are 6 tips to keep in mind when designing and building a tiny house:

1. Check Local Laws Before You Start Designing

Often, tiny houses are built on trailers to eliminate the need for building permits. In the US and Australia, most tiny houses have wheels so they can be legally classified as a campervan and not an illegally small house. However, local laws can vary so it is important to check them before you start designing. This will also be helpful in determining the size of your tiny house, as well as whether there are any regulations regarding certain materials or where you can place it.

2. A Good Plan is a Good Building

The plan of any building is important, but this is especially true in regards to tiny houses, where every square centimeter of space matters. With careful and clever planning, a 20-square-meter tiny house can feel much larger and more comfortable to live in. One key way to achieve this is through the use of sliding doors, eliminating the space that is taken up by the swing of a traditional door; in fact, it is important to get rid of all unnecessary doors in the first place, to open up the limited space. Another way to create a more spacious environment is to maximize window space (although be careful of insulation issues). By bringing in natural light and views to the outdoors, it allows the inhabitant to feel as if the outside is an extension to the tiny home.

3. Don’t Simply Shrink Everything

An easy mistake to make is to correlate “tiny house” with “tiny everything,” which couldn’t be more wrong. By shrinking bathroom space or bed sizes too extensively, it hugely affects the quality of the living space. A better way to go about things would be to explore multifunctionality, asking whether each piece of furniture could have multiple uses, such as storage beds, or a bookshelf that transforms into a desk. The adaptability of the spaces could also extend to the architecture itself, with adaptable walls pulling out to become seating, and slotted back when not in use. The possibilities are endless, and the potentials for tiny houses can be extended through innovative architecture.

4. Don’t Forget the Foundation (And the Roof)

It is important to consider the foundations when designing a tiny house. The first question is whether you want the house to be easily transportable. The appeal of this, in addition to the legal issues surrounding tiny houses discussed above, are the main reason why most tiny houses are built on trailers. However, there are also other ways tiny houses can be built, such as on skids, stilts, or post and beam or concrete slab foundations. It is important to research the best foundation to use in order to suit the needs of your tiny house. The roof is another important part of the design that can’t be ignored. For example, a flat roof may cause problems where debris and water can accumulate. The roof design becomes even more important if you live in a part of the world with snowfall and have to consider snow weights—and if your tiny house is transportable, you may wish to consider the entire range of environments it's likely to encounter.

5. Focus on the Weight

Leading on from the last point, weight is a huge issue to be considered when designing and building a tiny house. If the house is designed to be transportable, lightweight materials must be used to minimize the weight of the house. If built on a trailer, you must also consider “tongue weight,” meaning how much weight is on the front, toward the tongue of the trailer, and how much weight is on the back. If there isn’t enough weight on the trailer tongue, it can end up swaying from side to side when transporting the house, and if there is too much weight, it can overload the tires and push the vehicle around. Both situations can be extremely dangerous, so calculating the weight of the house is essential.

6. Think Outside the Box for Materials

Tiny houses are often made with salvaged or recycled materials to reduce cost and to be more environmentally sustainable. Architects are becoming more and more innovative in their use of recycled materials, so think outside the box when designing your tiny house. Every choice of material is significant, as the house is so small that every surface must count. Windows were mentioned previously as important elements to expand the space, so the choice of glass is crucial. Depending on the climate in which you want to build the tiny house, it is important to investigate the thermal qualities of different glass products. With around 40% of household energy used for heating and cooling, the use of materials and passive design can lower energy costs substantially.

Life in a tiny house: what’s it like and how can it be made better?

Mention “tiny house” in any social gathering and people almost always say, “Oh I love tiny houses.” The enthusiasm for tiny houses isn’t matched, however, by the take-up of tiny house living. Very few people actually live in tiny houses. So, why the discrepancy?

As a follow-up to my research (in 2015 and 2017 ), I interviewed people around the country (in person and on social media) about their lived experience in tiny houses. I also stayed in a tiny house.

Most of the people I interviewed were in southeast Queensland, but some were in Victoria and Tasmania. The majority were situated in rural or semi-rural areas, although a couple lived in suburban locations (Brisbane and Logan).

Most were aged in their 20s, or were 55-plus, and were couples or singles, the majority women. A few had children.

Nearly all had built their own tiny house, but some had bought their homes from tiny house builders. Interestingly, few homes were the archetypal tiny house on wheels – there were container houses, converted buses, and even tents.

This accords with research on the typology of tiny houses , which found they can take a number of forms. Note: “ True tiny houses … (whether on foundation or wheels) are generally smaller than 400 sq ft (37m 2 ).”

So how do people feel about tiny house life?

People had lived in their tiny houses from weeks to a couple of years. The majority had only positive things to say about tiny house living. As one respondent enthused:

I LOVE it. Love living in it; independent side of things … it’s much better than [living in] the caravan – own shower, kitchen, composting toilet, complete independence.

Another said:

I actually enjoy to live in a smaller space, because you don’t feel overwhelmed, and with kids you can see all the time, you can hear them and see what they’re up to. I love tiny house living, and I would love to help other people getting into it, it would be awesome.

Other positive experiences included:

• freedom from debt – “the real cost savings and availability to be an actual home owner instead of permanent debt”
• community – “joining the community of like-minded people”
• having one’s own space.

People also often mentioned the ease of maintenance. Nearly all commented on how easy it was to keep clean and to heat or cool. One respondent said:

Cleaning the house takes half an hour and I know where everything is. I don’t accumulate things I don’t need.

Another commented:

A tiny house is a breeze to clean.

Those who were negative expressed minor concerns with issues such as cleaning composting toilets and small spaces. One commented:

The multipurpose nature of each room means that the bedding smells like fish when I cook salmon.

But, more seriously, longer-term concerns included:

• insecurity of tenure
• lack of privacy
• inability to get bank loans
• difficulties with having young children in a very small space.

One young Tasmanian couple with a 15-month-old son moved out of their tiny house (which they had built themselves) partly because it was too difficult to keep their active child content in the small space during the cold and wet winter months.

Here to stay but planning laws haven’t kept up

An ongoing issue is where to put tiny houses. Planning laws are still the major obstacle to tiny house living.

One respondent said:

I don’t like the fact that there is no surety that I can stay legally in one place. I don’t like knowing that I can’t stay long-term. You know what your timeframe is for renting, [you’re] not going to be moved for a ridiculous reason. There’s no protection if in a tiny house. Silly [council] rules like I [have to] stay in it for two nights, then move into the main house for one night, I get why these things have been put into place … waste and water, amenity; but I don’t see why [regulations] for that can’t be implemented.

Major findings of this and other research are that tiny houses are here to stay. They are definitely not just a niche market, but are more suited to certain demographics.

Interestingly, those who had moved to more conventional houses seemed almost guilty about having left. Tiny houses should be more realistically viewed as one stage in the lifetime housing journey , which may suit some and not others.

Housing in the 21st century needs to be more flexible to suit various lifestyle stages and households, not just singles and nuclear families. Safe shelter is a fundamental human right, but conventional housing has become increasingly unattainable for many.

Local governments in particular could be far more proactive by adapting their planning schemes to permit more flexible types of dwellings, obviously in accordance with building, health, safety and environmental regulations. This would enable people to live in security without being afraid that they are going to be moved off because some neighbour might complain.

As long as safe and sanitary, and not an environmental eyesore, then why not? It’s very easy to say, if you have a certain size property, then you can have x tiny houses, [at a] certain distance.

Finally, as the owner of a property that has a number of tiny houses said:

I have worked in urban development for 20 years and the concept of affordable housing is a furphy unless we change legislation and allow people to live smaller. I am passionate that housing should be accessible by all, that people shouldn’t have to resort to social and public housing. Tiny housing offers a major disruptive solution to an ever-growing housing unaffordability and social divide in housing.

The Beginning

In recent years, the trend of tiny houses has been on the rise, particularly in the United States. These compact and portable homes have captured the imagination of people seeking a simpler way of life, and tiny house villages have emerged as a solution to address various societal needs. But when and how did it all begin?

The roots of the tiny house movement can be traced back to the late 1990s when architect Susan Susanka published her influential book, “The Not So Big House.” Susanka’s book challenged the notion that bigger is always better and emphasized the importance of quality over size. Her ideas resonated with architects, designers, and homeowners, sparking a shift in mindset about what constitutes a desirable home.

The tiny house movement didn’t really take off until 2008 when the economy collapsed. The housing market crash and the subsequent wave of foreclosures left many people disillusioned with the traditional notion of homeownership. As a result, individuals began exploring alternative housing options that were more affordable and sustainable, leading to a renewed interest in tiny houses.

In 2007, Jay Shafer, one of the pioneers of the tiny house movement, gained significant exposure when he appeared on The Oprah Winfrey Show, showcasing one of his own tiny houses. This appearance brought the concept of tiny living to a broader audience, capturing their imaginations and generating widespread interest. Soon after, television shows such as “Tiny House Nation,” “Tiny House, Big Living,” and “Tiny House Hunters” started airing, further fueling the popularity of tiny homes. These shows not only displayed stylish and innovative designs but also highlighted the sense of adventure and freedom associated with living in a tiny house.

The Rise of Tiny Home Villages

Tiny house communities, where multiple tiny houses are clustered together, have become an increasingly prevalent aspect of the movement. While individual tiny homes can be found scattered across various towns and cities, these communities offer a unique sense of camaraderie and shared values. Although the United States remains the epicentre of the tiny house village phenomenon, other countries like Canada, New Zealand, and Japan are also starting to embrace this trend.

As more people advocate for accepting tiny houses, more areas will likely allow their establishment. These communities cater to diverse needs and interests, from permanent homes to vacation retreats. Some tiny house villages are specifically designed to support low-income earners, homeless individuals, or veterans, providing them with shelter and an opportunity to build a socially balanced life. These communities encourage residents to engage in various activities, fostering a sense of belonging and mutual support.

Apart from the financial benefits and freedom of tiny house living, the movement has become an architectural and social phenomenon. It embraces the idea of a simpler life, where individuals prioritize quality over quantity and find satisfaction in a more minimalist lifestyle. Moreover, tiny house villages promote a sense of community, allowing residents to connect with like-minded individuals, share resources, and foster social bonds.

Highlighted Project: Lehrer Architects’ Alexandria Park Tiny Homes Village in LA

Architect Michael Lehrer has made a name for himself by designing remarkable modernist structures throughout Southern California. The eight-foot-wide square-shaped cabins are arranged like a small residential neighbourhood, with rows of cabins on either side of a main street-style thoroughfare. Yellow, blue, red, and green geometric blocks cover the asphalt surfaces between the shelters, creating a cheerful and visually striking environment. Some cabins have been painted to add even more color and serve as markers within the village.

Each cabin is lockable, providing residents with security and ownership. The village also includes amenities such as communal dining areas, showers and restrooms, laundry facilities, and spaces for receiving assistance and accessing city services. The layout incorporates existing oak trees from the park, creating shaded areas for residents to enjoy.

Lehrer Architects completed the Alexandria Park Tiny Home Village in just 13 weeks, building upon their experience from a smaller pilot project.

This colourful and welcoming community is a shining example of how architecture can solve societal challenges and create a sense of community and belonging.

The rise of tiny house villages signifies a shift in housing preferences and a growing desire for a more sustainable and community-oriented way of life. As this trend continues to grow, it’s clear that the tiny house movement has a lot of impacts, not just on housing but also on how we think about what it means to live a full and meaningful life.

Questions to Consider • With energy and resource prices rising, savings falling, and global climate change looming, is the tiny house movement a possible solution for some people? • Is a tiny house more energy and resource efficient than the average American household? • And further, can you actually go about building or buying and if so, what are the benefits and drawbacks? • What are the legal issues that can arise with Tiny Houses? • And how might they be overcome?

What is the Tiny House Movement?

Historical Context • The average U.S. house size (in sqft) has gone from 1000 sqft in 1950 to 2000 in 2000, up now to 2400 sq ft. • Building permits are at a 5-year high for new homes. • Average # of people per household has been dropping for 50 years. (Now 2.6) • Energy costs aren't getting any cheaper.

What is a Tiny House? • "I never really make a definitive definition of what is small and what constitutes a small house." -Jay Shafer, founder/designer of the Tumbleweed Tiny House Company. • The definition stems not from the actual house, but the deliberate choice of the owner (usually builder) of simplifying, reducing, and becoming more efficient (whether for economic, conscious, or other reasons). • But really, what's a tiny house?

Tiny Houses: Common Characteristics • Usually under (or just at) 1000 sqft (the 1950 average house size). • Almost always handmade, owner built, or built by small companies. • Can be split into four informal categories by size, from largest to smallest: Cottage (up to 1000 sqft or more), Classic (100-300 sqft), Micro/Pico (under 100 sqft), Short-term (Wee Shelters) (even less than 100 sqft - includes reading shacks). • Note - These categories are just one way to understand tiny homes, apart from the panoply of styles, materials, etc. tinyhousetalk.com

What is the Tiny House Movement? • Movement traced back to Henry David Thoreau and his cabin in Walden in 1854. • The surge in automobile ownership in the 1920s brought "autohomes" that were handmade. • Others see backlash against suburban ideals in the 1960s with a resurgence in the 1990s.

The Not-So-Big House • Sarah Susanka, American Architect, is credited on starting the modern (90s to 00s) movement with her book series, The Not So Big House (pub. 1992).

The Movement in Quotes • “I went to the woods because I wished to live deliberately, to front only the essential facts of life, and see if I could not learn what it had to teach, and not, when I came to die, discover that I had not lived." -H. Now • The small house (tiny house) movement can be seen having surged in the past decade due to rising energy costs, global climate change concerns, aging Baby Boomer Generation, and economic downturn. • It's almost all online - including ebooks, blogs (lots of blogs), house plans, forums, etc. BUT - actual workshops are appearing in more states. • Please use this link to an infographic about the modern movement:http://www.thetinylife.com/wp-content/uploads/2013/05/TinyHouses-Infographic-1000wlogo.jpg

Benefits of Tiny Houses The Efficiencies of Energy, Economics, and Ecology.

Energy • Due mostly to their size, tiny homes are incredibly energy efficient. • The 2012 average monthly consumption of electricity for the residential customer in the South Atlantic region (EIA's designation for FL, DC, NC, SC, DE, VA, MD, & WV) was 1,079 kWh. • The average monthly bill for 2012? $122.71 • Assuming the house size is the national average, 2400 sqft, then this works out to be about .45 kWh per sqft per month to run the household and everything in it. • Using the Tumbleweed Tiny Home as an average (tiny homes are all across the board in materials, styles, and quality), most people have utility bills that range from $10 to $35 a month. (Yes, all utilities - electric, water, sewer, and propane). • Many tiny houses also include solar systems built in which, if installation is not counted here, bring the electricity bill down to $0 or close. • Heating is almost always a nautical propane heater.

Economic (a big reason why many switch) • The average price for a new house in 2012 was: $272,900. • The mortgage for this house ran an average of: "$222,261 with a $1,061 average monthly payment for a 30-year mortgage at 4 percent." - Lending Tree, Nat'l Ass'n of Realtors. • Of course, this is assuming you're in the market for a new house. • The average tiny house? Depends on the size, materials, builder, etc, but an Elm tiny home (the "classic"), purchased ready made, is $57,000 with 10% down with a 6% APR on a 15 year loan. Or, $433/mo. • But no mortgage.

A single mother built this home for $4k. Since most are handmade, you can control the expenses and seek out salvage. Some have been built for only $4000.

This Vardo was built by hand for $4k.

According to the owner/builders of this house, minimotives, the total bill (so far) is only $11,900.

Ecological • A large part of the tiny house movement is reducing (quite literally) the owner's carbon footprint. • Due to their artisan nature and small size, tiny homes frequently utilize much more sustainable, eco-friendly, or local materials and products in their designs. • This of course includes things like No-VOC paint (and even some milk-based paint), sustainable wood, solar systems, etc. • For instance: "Ecovative" Myco-insulation. Insulation that is fire-resistant, incredibly efficient, and biodegradable (and won the first Cradle to Cradle design award) - it's made of mushrooms.

Psychological Efficiency? • Tiny House owners tend to list among their benefits not a "quantifiable" efficiency, but a sense of organization, well-being, and peace from the ability to have "just what you need" and no more. • Obviously, the "tyranny of stuff" referred to by some minimalists is minimal here. You just don't have the room. • Plus, many tiny homes are mobile, allowing for spur of the moment travel and the freedom that arises from that.

The Drawbacks of Tiny Homes Every Silver Lining Has a Cloud.

Land • Tiny houses are frequently built on wheels because zoning regulations require larger houses or won't allow such a structure to be placed on that area. • Variances can be sought and received, but these are frequently expensive and take a long time to get (if you do at all). • Permits for building (if foundation, not wheels) are only allowed for buildings up to code - specifically with size.

Loans • Banks don't want to loan money for Tiny Houses - it's too small for a mortgage and not as recognizable. • Insurance assessment is usually dismal, as well. • Tiny dwelling, one entrance/exit, use of lofts, etc. • If wheels are on your tiny house, you can get an RV loan BUT you will have to build it according to RV specs (which can be exacting). • Some manufacturers, like Tumbleweed Tiny Homes, offer their own loan programs, but most others do not, due to the artisan nature of the structures.

Law • Housing Code enforcement disrupts tiny home building. (focus on "enforcement"). • "Habitable dwelling" and "habitable room" standards require minimum square footage, certain kinds of plumbing (some T/H are off grid), etc. • Bathroom is considered one of biggest problems to get past the housing codes (many are “wet” baths, meaning the room doubles as a shower). • Of course, most of the enforcement is on a complaint-based system. You're at the mercy of your neighbors. • Conceivably, though, you could live illegally on your friend's land or in the country and not have these problems. • Can be overcome using a trailer in (many) instances (DMV v. Building Council).

When the building code inspector comes by, a common ploy: “This is just an enclosed trailer parked here that meets all the road safety qualifications.” NOT “This is my tiny house.”

Some colloquial legal advice from: Cracking the Code by Ryan Mitchell of The Tiny Life “1. Most cities are “complaint driven enforcement” meaning if your neighbors don’t say anything, they don’t seek you out. 2. In 2012 and 2013 most cities started cutting back their code enforcement staff and they’d rather leave you alone. 3. If you maintain an address at a traditional home, its hard for them to prove you live in the tiny house. 4. They won’t say it, but they think tiny houses are awe some and the wave of the future. 5. Most campgrounds limit your stay to 14-21 days, but if you have two campgrounds in town you can alternate until one of them likes you enough to invite you to stay. Private campgrounds are more willing to do this.”

It’s Still Somewhat of a Niche Market • Affects price, accessibility, legal changes (for zoning and the like). • Apart from Tumbleweed, Four Lights, Zip Shelter, and IKEA, there are not many options for pre-made tiny homes. • Most are owner built, which creates an assumed DIY culture that can be intimidating for newly interested parties. • Prices are high partially because of the niche aspect of the market. • Doubtful that this will change in a big way any time soon, looking at housing size growth on average, but the numerof T/H is growing.

Social Stigma • This social stigma can be seen in the local land ordinances/inspection laws but also in mainstream culture. • Consumerism/ Expansionism is still the dominant cultural trend and tiny houses go directly against that. • The question many will ask is "are all tiny house owners granola-eating, mantra-chanting Hippie Communists? (The answer is no, but it can be a deterrent, if it "looks weird" to do). • Interestingly, not even in Portland, OR (a hotspot for tiny house enthusiasts), you are not allowed to "front" your home - that is, make it visible on the street.

Case in point: a $75 million, 90,000 square foot home in Florida.

In some ways, the biggest benefit (economy) is also the biggest obstacle to the tiny house movement

Can I get one right now?

Yes, but you're going to want to research and consider a few things first: • Rent, buy, or make? • Owner-built, consulted, or professionally-built? • Plans or your own design? • Kits or your own materials? • On grid or off grid? • Legal or illegal? • Wheeled or stationary? (Or a boat?) • Do you have any good friends with big yards?

Don’t Want One? Other Uses for Tiny Homes: • Dormitories • Hotels (in Portland, OR) • Nursing Homes • Homeless Shelters (on the smaller side). • Office space for telecommuting • Small-scale business space. • In-Law suites. • Retiree housing. • Disaster Relief (already proven in the Katrina Cottages).

Conclusions • Tiny Homes offer a different, counter-cultural way of living which provide some very clear benefits of efficiency and peace of mind. They are more flexible than the traditional suburban home, but have distinct drawbacks that must be considered and remedied for their widespread use. • However, just as the almighty dollar has prevented their spread, the dollar can react to an increase in tiny homes as well, opening the market to future “contraction” of the American home.
